1. Parking Permits: Parking hang tags (permits) must be displayed in the vehicle at all times on the rear view mirror of vehicle. Vehicle is subject to be towed if tag is not hanging from rear view mirror, at any time, for any reason. If hang tag has been lost or stolen, it is the responsibility of the Licensee to notify SOASOAS Partnership immediately and NOT park in the designated lot until a new tag has been issued.
2. Rental Payment: Rent is made payable to SOASOAS Partnership and is paid in advance.
3. Removal of Trespassers: Licensor's agent assumes no responsibility for removal of trespassers who may park unauthorized vehicles in the parking lot.
4. Damage to vehicle: Licensee must carry insurance on vehicle. Licensor's agent assumes no responsibility for vandalism or damage to vehicle.
5. Licensee to abide by rules of Licensor: Licensee shall abide by all rules and regulation currently in effect for the designated parking area.
6. Agreement creates License only: This parking agreement is intended to create a license only granting to the Licensee the right to use the designated parking space. No Landlord-Tenant relationship is intended.
7. Termination of Agreement: If Licensee shall breach the agreement, then after notice, Licensor may terminate this agreement and refund to Licensee any accrued fees. Upon termination of this agreement because of Licensee's breach, Licensee shall not have the right to use the designated area and shall be treated as a trespasser thereafter.
8. Notice: Any notice required by this parking agreement shall be sufficient if sent to the registered address of the Licensee of if left upon the unregistered vehicle.
9. Identification of Vehicle: Licensee shall register one vehicle with Licensor's agent and shall abide by all registration and identification requirements that may be imposed from time to time by Licensor's agent to control use of parking facility.
10. Reservation of the right to remove unregistered vehicle: Licensor's agent shall have the right to remove any unregistered vehicle from the area.
11. Receipt of Rules and Regulations: By executing this parking agreement, Licensee acknowledges receipt of The Rules and Regulations to the designated parking area.
12. Binding Effect: This agreement shall be binding upon the parties hereto and the successors and assigns, except as limited herein.
13. Returned checks: A $20.00 service charge will be levied on all checks returned due to non-sufficient funds or for any other reason. Returned checks will not be redeposited. Licensee must cover the returned check with cash, money order or certified check. Late charges will continue to accrue until the parking fee is paid in full.
14. Snow Removal: Only the right-of-way will be plowed in the parking lots Licensee is responsible for removing snow around his or her own vehicle.
15. It is acknowledged that Karen F. Conroy is a licensed real estate salesperson in the state of Pennsylvania.
16. This agreement is valid, only in the designated parking lot. 130 N. GILL ST.
17. Lost and/or stolen hangtags require written notice to landlord. A $20 fee will be charged to issue a new hangtag with a new number. The old hangtag number will be voided. Do not park in the lot without a hangtag.

18. If parking lot is full and no spaces are available, please call Walk's Towing at (814)238-2886 to report the problem. Then park in a downtown parking facility(i.e. parking garage), provide SOASOAS Partnership with a receipt and SOASOAS will reimburse you for your parking fee after receiving confirmation from Walk's that the problem was reported.
